Property Specialists, Inc. (“PSI”) was formed in May of 1991 by Steven M. Perry and John W. Ballard, III and is primarily engaged in commercial real estate brokerage, mortgage banking, real estate investment banking and consulting services. PSI specializes in the acquisition, sale and financing of multifamily, hospitality and other commercial properties. PSI’s mortgage banking and real estate investment banking expertise includes traditional bank and agency financing as well as the issuance of taxable and tax exempt debt securities. PSI has also represented high net worth individuals and institutional investors in the acquisition of real estate owned, non-performing loans and performing loans from governmental agencies, financial institutions and other sources and has also served as financial advisor to these investors in connection with the financing, refinancing and restructuring of the debt related to commercial real estate assets. PSI maintains relationships with numerous financial institutions, investment banking firms and legal counsel who are actively involved in real estate finance and public finance. Since its formation, PSI has been involved in over $1 billion in acquisition, sales and financing transactions.
PSI participates with KC Venture Group, LLC, and The Hunt Companies, El Paso, Texas, as principals in KCVG/Hunt Opportunity Fund I, L.P. (the “Fund”), a private equity fund formed to acquire investment interests in real estate operating entities in all areas of commercial and investment real estate. To date, the Fund has made investments in ten discrete real estate projects, two of which have been liquidated generating internal rates of return of 89% and 75% respectively. The balance of the Fund’s investment portfolio would generate an average internal rate of return in excess of 30% on a fully liquidated basis assuming current unrealized fair market value of the underlying real estate assets. Steven M. Perry serves as the Chief Operating Officer of the Fund.
